Check your credit health

The first step is to look at your credit. Do you have collections or charge offs? What about late payments? If the answer is yes, we may have some work to do before you get qualified. Otherwise, if you still have credit score issues it may be resolved by paying down balances on revolving credit below 30% of your credit limit.

Save for a Down Payment

Depending on your loan type, your minimum down payment could be as low as 0% (USDA and VA loans) or as high as 5% (Conventional). FHA is in the middle at 3.5% down. The home buying process will require these down payment funds to be available before you can get qualified. The good news is that you can use a gift from your family if you have that option available. Down payment assistance can't cover 100% of the expenses involved, so get the process started by having some funds available.

What about RATE?

You really can't start shopping for an interest rate until you are pre-qualified. There are a few "lock and shop" options that will allow you to lock in a rate before you find your home, but that may not be beneficial. Interest rates will change all day every day. As soon as you are quoted a rate from ANY lender, it expires if you didn't lock it in.
